There's a particular kind of frustration that comes with owning a sloped property in Central Pennsylvania. You spend money on your lawn, you keep it mowed and maintained, and then spring arrives — and half your yard turns into a swamp. The water just sits there, for days sometimes, turning your grass brown, killing your plants, and sending you down a rabbit hole of Google searches trying to figure out what's actually wrong.


If this sounds familiar, you're not alone. Yard drainage is one of the most common property problems we see throughout Blair County, and it's almost never as simple as "you just need to water less." The terrain around Altoona, Hollidaysburg, and the surrounding hills gives water very specific ideas about where it wants to go — and those ideas don't always line up with where you want to put your patio.


This guide breaks down the most common yard drainage problems, what's actually causing them, and what the real solutions look like.



How to Tell If You Have a Drainage Problem


Some drainage issues are obvious. Others sneak up on you for years before the damage becomes undeniable. Here are the warning signs to watch for:


Standing water that won't go away. After a rainstorm, some water pooling is normal. But if water is still sitting in your yard 24 to 48 hours later, your yard is not draining properly. This is the single clearest indicator of a drainage problem.

Soggy, spongy ground even when it hasn't rained. If you can feel the ground give underfoot in the same spot week after week, you likely have a drainage or soil compaction issue that's trapping moisture.

Muddy patches that never fully dry out. Persistent mud in specific areas — usually low spots or the base of slopes — signals that water is collecting there and has nowhere to go.

Dead or thinning grass in wet areas. Grass doesn't thrive in waterlogged soil. If you've got consistent bare patches in your lowest spots, drainage is often the culprit, not disease or insects.

Water stains or moisture in your basement. Yard drainage and foundation drainage are deeply connected. If water is pooling against your foundation, it will eventually find a way inside. Wet basement walls, efflorescence (white mineral staining), or musty smells can all trace back to inadequate yard drainage.

Erosion on slopes. Bare patches, gullies, or exposed roots on sloped areas of your property mean water is flowing too fast and carrying soil with it. This only gets worse over time.

Mosquito problems in summer. Standing water is a breeding ground. If you're battling unusual numbers of mosquitoes in your yard each summer, they're probably hatching in a drainage problem you haven't identified yet.



Why Blair County Properties Are Especially Prone to Drainage Issues


Drainage problems happen everywhere, but the terrain around Altoona and Blair County creates specific challenges that make them more common here than in flatter parts of Pennsylvania.


The hills. Blair County sits in the Ridge and Valley region of the Appalachians. That means sloped lots are the norm, not the exception. When your yard has elevation changes, water moves fast — and it picks a destination whether you planned one or not. Neighboring properties, foundations, and low spots become the unofficial drainage points for entire hillsides.


Clay-heavy soil. Much of Central Pennsylvania has significant clay content in the soil. Clay doesn't absorb water — it repels it. Water hits clay-heavy ground and runs off or pools on top, rather than filtering down through the soil profile the way it would in sandier conditions.


Freeze-thaw cycles. Pennsylvania winters are hard on the ground. Soil that freezes and thaws repeatedly throughout winter and early spring becomes compacted and loses its structure, reducing its ability to absorb water just when spring rains are heaviest.


The rain. Blair County averages around 40 inches of rainfall per year, with spring typically being the wettest stretch. That's a significant volume of water hitting the ground all at once during the same window when the soil is already saturated from snowmelt.


The Most Common Yard Drainage Problems — and What Actually Fixes Them


1. Low Spots Collecting Water

The most straightforward drainage problem: your yard has a depression or low area where water naturally pools. It might be a natural feature of your terrain, it might have developed over time as soil settled, or it might be the result of grading work that wasn't quite right.

What fixes it: Regrading is the most permanent solution — removing and replacing soil to eliminate the low spot and direct water toward an appropriate outlet. For moderate cases, a French drain installed beneath the low area can capture pooling water and route it underground to a lower discharge point. A French drain or dry well collects water from the problem area and moves it away efficiently, without disrupting your lawn's surface.


2. Water Running Down a Slope Toward Your House

On a sloped lot, gravity is always working. If the grade of your yard runs toward your house rather than away from it, every rain event is directing water straight to your foundation.

The proper grading standard is a slope that falls at least 6 inches over the first 10 feet away from your foundation. Many older homes in the Altoona area were built before this was well understood, and settling over decades has reversed the slope on properties that were initially graded correctly.

What fixes it: Regrading around the foundation is the right answer in most cases. On more dramatically sloped lots, a retaining wall combined with a drainage system behind it can intercept water moving down a hillside and redirect it laterally before it reaches the house. A well-built retaining wall doesn't just solve the immediate drainage problem — it also creates level, usable space on an otherwise unusable slope.


3. Erosion on Slopes

If your sloped yard is losing soil — visible as bare patches, exposed roots, surface gullies, or sediment washing onto your driveway — water is moving across the surface faster than the soil can handle. On bare slopes, a single heavy rain can remove significant amounts of topsoil that took decades to build up.

What fixes it: The fastest fix is ground cover — grass seed, sod, or plantings that stabilize the soil with root structure. But if erosion is severe or the slope is steep, a retaining wall is often the right structural solution. A properly built retaining wall transforms an actively eroding slope into a stable, level terrace. For hilly Blair County properties, retaining walls are one of the highest-value improvements a homeowner can make — they solve erosion permanently while simultaneously adding usable outdoor space and curb appeal.

For reference, Pennsylvania retaining walls typically cost between $30 and $75 per square foot installed, depending on height, material, and site conditions. A small to mid-size wall project generally runs between $4,000 and $10,000 for most residential applications. It's not a small investment — but it's a fraction of what a foundation repair costs if erosion and water pressure are left unaddressed.

Per Pennsylvania law, retaining walls over a certain height require permits and an engineered design. The PA Attorney General's Home Improvement Consumer Protection Act requires any contractor doing this work to be registered — always verify before you hire.


4. Compacted Soil That Won't Absorb Water

This one catches homeowners off guard. You don't have a visible low spot. You're not on a steep slope. But your yard still stays wet for days after rain, and you can't figure out why.

The answer is often under your feet: severely compacted soil, particularly in high-traffic areas or on properties with clay-heavy ground, has essentially lost its ability to absorb water. It acts more like a parking lot than topsoil.

What fixes it: Core aeration — pulling small plugs of soil from the ground — breaks up compaction and restores the soil's ability to absorb and filter water. Penn State Extension has good research on aeration and soil health for Pennsylvania lawns. For severe compaction, pairing aeration with topdressing or soil amendment improves results. This won't solve a drainage problem caused by terrain or clay soil alone, but combined with other solutions, it's an important piece of the puzzle.


5. Downspout Runoff Pooling Against the House

Your gutters are doing their job — catching rain off the roof and directing it down the downspouts. But if the downspout discharge is pointing straight at the ground right next to your foundation, all that water is being dumped in the worst possible location.

During a single heavy storm, a typical 1,500-square-foot roof can shed hundreds of gallons of water through the downspouts. That's an enormous volume landing at your foundation repeatedly throughout the year.

What fixes it: Downspout extensions that carry water at least 6 to 10 feet from the foundation are a simple, low-cost first step. For a more permanent solution, buried downspout drains that route water underground to a remote discharge point eliminate the problem entirely and don't require you to look at a black plastic hose stretched across your lawn.


6. Poor Drainage Under a Patio or Hardscape

Water that can't soak into a paved or hardscaped surface has to go somewhere. If a patio, driveway, or walkway wasn't installed with adequate drainage planning, it can redirect significant water volume in unintended directions — toward your house, into your lawn, or into a neighbor's property.

What fixes it: Surface grading, channel drains, and catch basins installed at the low points of hardscaped areas can capture and redirect this runoff. If you're planning a new paver patio or walkway, building drainage in from the start is always cheaper and better than retrofitting it after the fact.



When to Call a Professional


Some drainage problems are genuinely simple — a downspout extension, some topsoil to fill a low spot, a bag of grass seed. These are reasonable DIY fixes.


But most of the problems described above — French drains, retaining walls, regrading, buried drainage lines — are not weekend projects. They require an understanding of how water actually moves through your specific site, proper trenching depth to account for Pennsylvania's frost line, and in the case of retaining walls, structural knowledge about load, drainage pressure, and soil conditions.


The most common mistake we see is homeowners attempting to solve a drainage problem at the surface when the cause is below ground — or installing a drainage feature that makes the problem worse by directing water toward a neighbor's property or inadequately sized outlet.
